Adding Value To Your Home: Bathrooms

January is the most popular time for people to start thinking about selling their homes. Whether it’s the lure of a bigger property or simply wanting to move out of the area, new beginnings are in the air – and it’s a great time to start getting your home ready for that all-important valuation!

From upgrades to quick refreshes, there’s plenty of ways to add value to your home through the bathroom, here are our top five ways to get the most out of your property. 

Creating space

Space is key when it comes to adding value to your home. Although bathrooms tend to be the smallest room in the home, there are plenty of ways to make space without resorting to extending into other rooms. One of the easiest ways to make the most of the space you have is to rearrange the layout of the bathroom. Of course, moving a bath, basin or toilet can be tricky! But if you have shelving units or other storage in your bathroom, consider switching these for wall shelves that will open up your floor space. If you have a compact bathroom where options are limited, there are plenty of tricks to give the illusion of space. Mirrors on the wall will help reflect light around the room while switching bulbs to more natural hues as opposed to yellow tones, will also give the illusion of a bigger, brighter space 

Value-adding colours

Changing the colour in your bathroom is another great way to add value to your space. A lick of paint is sometimes all a room needs to look brand new! A neutral colour scheme is often the best way to go when it comes to creating a space that’s ‘sellable’. Cream, white, blush pink or soft blue works perfectly in the bathroom and can be further enhanced with metallic fixtures to give a luxury feel to your space. Look for brushed gold or matte black bathroom fixtures to really make a statement on your viewings!

Although neutral is a popular way to go, it’s not to say that a bold colour scheme won’t look just as good. Rich tones such as navy, plum and emerald are proving popular at the moment, as are dramatic wallpaper feature walls. If you do go for a bold theme, make sure that it’s executed well and that there is a cohesive theme running through the room. 

Clever storage

Not every bathroom can look like a showhome, but with clever storage solutions, we can hide all of those essential cleaning products, toiletries and spare towels! If you don’t have space for additional cupboards or shelves, why not look at maximising what you currently have. Storage space can make or break a property for potential buyers so it’s worth investing if you can. Clever vanity units that have integrated storage are ideal here, giving you storage space as well as an attractive surface for a basin and decorative items. Similarly, work upwards and utilise wall shelves as mentioned above. Storing towels closer to the ceiling will give the illusion of height in the space, a win-win for any seller!

Invest to gain interest

When potential buyers are looking at your property, they want to see themselves living in it for a long time. Although spending money on a property you’re planning on selling isn’t at the top of many people’s lists, it could prove to be a valuable investment when negotiating an offer. Buyers want a bathroom that they don’t have to instantly redo, so a classic bathroom suite with a white stone bath, basin and classic taps in chrome or brushed gold will ensure they can instantly put their stamp on it. Futureproofing your bathroom is also a smart way to get those offers rolling in, think LED lights, mixer taps and sustainable features such as reduced flush toilets.

Hotel inspiration

Hotel luxe is a huge bathroom trend and shows no signs of slowing down. One of the easiest ways to achieve this look is by focusing on your shower. A dingy shower in need or repair will instantly put off buyers who will only see the cost of having to replace it. If you can afford to replace your shower before putting your property on the market, we advise going for one that incorporates modern fittings and functions. Look for thermostatic mixers, rain showerheads or even creating a wet room if you have space. At the very least, make sure your existing shower screen is gleaming or that you’ve invested in a new shower curtain!
